Does anyone know if Delta Chi keep their house this fall or if it will be returned to Phi Delt

Yes. Delta Chi is in their house at least one more year. Then it goes back to the owners, phi Delt.

Phi delt has already began giving leases to brother for the next fall so one last year of dead tailgates at dchi good riddance

They gonna have to scramble or hope OX finally gets kicked to slide into that house. Otherwise- there are absolutely zero houses for them.

There needs to be more fraternity housing! Where are ATO, Phi Sig, Delt and D-Chi going to go? Those are good fraternities. They deserve competitive houses.

Those chapters/nationals should have been planning ahead and purchased land or a house. FSUnever had a ‘frat row’ and the old houses were all on FSU land. Now, land near campus is scarce and very expensive. Delta chi should’ve had a plan knowing they were just renters.

Sig Ep built in College Town. Sig Chi is building across the street. Other fraternities can find places in College Town too.

But… waaaay expensive now.
SigEp has a huge, nice house- but it’s actually a small lot.
SX has one of the biggest alumni groups- and paid 4.8 million for that new lot. Not counting the cost to build.
Need nationals, alumni, financing etc to all work out for these amounts. Not easy to do when not having a property for equity.
Man… Chi Phi owns/sits on the biggest/best lot location on campus. Laugh, but it’s true.

Delta Chi has been at FSU for a long time and they have good alumni. They'll find a place. There's a vacant lot now on the east side of the Phi Delt house.

It takes 2 years to build a house that size man. Sigma chi already bought that lot in Collegetown and clearing it now for a Fall ‘28 move in.
DX would have to start building now. Not happening. It’ll take at least a year for someone to work w their nationals/alumni to finance a 10million dollar house.
More likely they need to hope a decent fraternity loses their housing and they can move in.

Listen, Delta Chi has been at FSU for a long time. Let’s be real… they were a very small house for most of that existence until they moved into the Phi Delt house in Heritage.
Not the same, but similar to Alpha Delt- but they have a very small history at FSU, but were mutants until they started renting PiKapps College Av house.
I like DX- but this version of DX has only been since 2020ish. They were small time anytime before that- so they don’t have the local alum you think.

This upcoming year is D Chi’s last year in the Phi Delt house, it was built and is owned by Phi Delt alumni.

Word on the street is that D Chi is going to pick up the house that SAE rents in the auction next Friday.

Would be smart- but need some major donations and national support quick. More likely the owner kicks out sae for not paying and DX has the numbers to take over the lease immediately. Maybe buy in the future.
Sae in lots of trouble of all this happens. No house, you fall off the map quick.

Not looking for an argument this is just the way I see it. SAE is a great fraternity and they can still do well without a house for two years. Once LXA and Phi Delt are back in their houses, what used to be Heritage Grove is going to be huge again. There are still two lots, one next to Pike and one next to Phi Delt. SAE could get a 99 year lease on one of those like the Pikes have, and build their own house. Their alumni have money.

If a couple of big names come back and build on those lots, it would help Heritage. Personally, nothing beats on campus like the College Ave area or where SX is about to build near campus/collegetown. Even ChiPhi owns the biggest lot in a prime location and was about to build a mansion before getting booted a few years back when I was there.
I just never liked the distance Heritage is from campus/Doak/Pots/everything. Just an opinion.
But you’d have 3 main areas to choose- College Ave (KA, Fiji, Ksig, OX, Beta), College town (SX, Sigep, ChiPhi), and Heritage (pike, Lambda, Phi Delt).
We’ll see what happens to SAE, but they’ll figure it out and be alright.
