I’ll give SAE credit for being a great fraternity at FSU. But realistically they have to beat Pike in order to be top.
There’s a lot to recommend SAE, but unlike Pike, Sig Ep, KA, KSig, Fiji, and soon Sigma Chi, they don’t own their house. They have never owned a house at FSU. As renters, they’re vulnerable to the whims of landlords. There are probably 10 really good fraternities at FSU of which SAE is definitely one. But they don’t have the real estate or the alumni strength to be the ‘top’ fraternity.

Good call on houses vs SAE. You forgot that Theta Chi also owns the pos on Park and also the parking lot in College. The apt is a dump but they own it. They can tear it down a build a new house if they raise the money. Theres no more property unless one of the sororities sells their house (unlikely). SAE is a great addition to the College Avenue community. But, none of the other big fraternities are struggling to fill their house or throw away money on rent. SAE will probably always be good but you’ve got to do better if you want to claim #1.

The big guys, with the $ alum always return to the top-
Pike, SAE, Sigep, SX, all were gone and came back- Takes time to move up, but all will be the top again. Same as ATO, Delt, PiKapp, PhiDelt. FSU history, big check alums… they all start small when they return and all grow extremely fast every time. The Tallahassee fraternity was SX.

That’s a 4million lot they are buying… what you think anyone fraternity can buy a lot for that much? FSU Sig Chi is one of the strongest alumni groups.
Laugh all you want, but Sigma Chi challenges Pike as #1 in 3 years w the new house. Look what happened to SAE when they moved to college Ave. they were tiny when they came back and then got (rented) a new big house and exploded. Same as SigEp- returned from suspension small and then moved into the mansion- now look at numbers. EX will do the same. Only a matter of time.

Yes. It will be a 2-story house on a .6-acre lot, with underground parking. Sleeps 35 men.

Correct., SAE rents. So does Theta Chi- they don’t own that property or the lot that goes through to College Ave. DTD doesn’t own the Beta house, but a Delt alum does. Sigma Chi does own their house, but the rumors of building a mansion across the street can’t happen without them buying that lot- which hasn’t happened yet- but they have big alumni and don’t doubt it will happen. They’d jump to top 3 with a new house in no time.
So, the list again of who ‘owns’ their houses:
Kappa Sig
Fiji
KA
Pi Kapp
Sigma Chi
Sig Ep
Chi Phi- don’t sleep on them- before being kicked a few years ago, they had plans to build a mansion on their lot that runs from Pensacola to St Augustine. Huge lot.
Pike- kind of. Own the house through a long-term land lease.
Phi Delt- gets sketchy w Heritage ownership rules, just like Lambda Chi.
Good guys in every chapter- depending on who you are.
