i can see that. i think theta also just had their best year in a while so in comparison they def aren’t doing as well. theta and pi phi are usually tied for upper mid but theta def set themselves as top of mid for sure. if they have a few more good years and aopi slacks off, i could see them being lower top in a few years. they aren’t lower top yet tho so theta chill w the self ranking on here..

i agree i put them as equal instead of trending downwards only bc their new mansion helped them and aopi fell off this year. they struggle to pair with top tier frats and don’t compete with the top 4 srats for the same girls.
