Why doesn't anyone consider them top tier? Besides the house situation which is getting taken care of, they have some of the best guys. They're always grouped with delt and aepi, don't you think they're much better than both of those houses?

All 3 of the houses you mentioned were made good by the guys that are in them now. The top 6 have always been the top 6. If you rated houses strictly by where they're at in 2013, Pi Kap (and probably even Delt and AEPi) could compete with KA and maybe Pike or DU. But KA, Pike, and DU will always be near the top. You don't know that about Pi Kap, Delt, or AEPi. That's why they're on different levels.

they're doing really well right now but who knows if it will last. they aren't a house that is consistently strong like beta, sig chi, phi kap.

Top 5 party houses are: KA, DU, pike, phi kap and aepi I think that was the consensus
