The amount of dues to be paid is very closely tied to who is building/built new houses. Pi Phi has plans to build something in the next few years, so expect their dues to jump up a lot as well.
I think Theta is the only house that isn't planning on rebuilding anytime soon, so theirs will probably stay the lowest on average over the next 4 years.
