My daughter attended SMU and ended up rushing thetas because she was dropped by pi ph, but to this day, she still wishes she could have been a Pi Phi. They are definitely top house. they offer pledge classes with diversity, unlike kappa and theta where you are surrounded by 200 of the same girl. If you don't go pi phi, you're doing it wrong.
