Why is Theta considered bottom?

I know rankings ultimately don't matter, but I still want to know why houses like KAT and SK are bottom tier. They have great girls, good houses, and great philanthropies. Just curious

I mean if people are going to do rankings someone has to be at the bottom. SK is brand new and like 5 years ago theta was the house that (almost) every girl preffed last and hoped they would get dropped from. It was the house (along w gphi, dz, and aopi at the time) that almost every girl ranked at the bottom during open house round. I think they’ve improved a great deal, but like I said with ranks someone has to be at the bottom🤷‍♀️

I think thetas are great girls but they are too inclusive and take just about anyone

People are really shallow when they pref. Maybe it’s because the not considered a “looks” house or some other shallow reason
