axo vs theta

if both are academically competitive and have similar girls (above average looking, not crazy partiers), and the only big difference is number of instate girls and I guess house size (but thetas getting a new house), why are they always ranked at opposite ends of the spectrum??
as someone who's not in either house, the girls seem pretty similar to me so its weird that AXO is always top and theta is always bottom tier. why??

Must be a lot more to this than stated so far. If Theta is a "good grade" house, then why are they ranked at the very bottom, below all the poorer performing houses. Don't Greeks value academics there?

I would say most houses value grades, looks, money, and connections. The order each house puts these in priority-wise determines the image of the house.

Clearly you are trying to bash Alpha Chi in some way. Yes they are top grades but there is a lot more that goes into that house. They are highly desired by PNMS, and have huge in state pull because of looks, money, reputation. This post tried to hurt alpha chi but it’s actually super irrelevant

How did you get they were trying to "bash" AXO? I thought they were just asking. There wasn't one rude thing...unless you are an AXO and don't WANT to be compared to Theta.

Theta is smart house of the new row- at least by reputation: not sniffing relevance like AXO, they are liked because they are not threatening and are usually low key
