I live in my fraternity's house on jefferson, so I'd think that I'd know.
Phi Kapp is a frat in a box with no real social events. The fact that you put a fraternity like ZBT, which has machine connections, a house maybe 3x bigger than Phi Kapp's, and actual parties proves you're either retarded or a troll.
PKS is on the same level as alpha sig and phi tau. I'd probably put sig tau over them for involvement and being much bigger.

I never said ZBT is top tier but they host meetings for the machine and have a lot of connections whereas Phi Kapp isn't even on the machine's radar. ZBT has the bigger house, larger social budget, bigger names for on-campus events, and swaps with real sororities. Phi kapp never has big names come to campus, they're not machine, I'm pretty sure the only sorority they can pretty much get a swap with is sig delt whereas ZBT has had actually sororities like tri delt and zta.
It's not even a debate. you're retarded if you think that frat in a box is more relevant than ZBT

PKS is where kids who couldn't get bids anywhere else go. they're the worst on-campus fraternity and worse than sig tau
