Unfortunately houses do play a part in how chapters do during rush. Have heard that theta is not wanting to use the German house and may go completely homeless while their house is being built which would be an interesting decision.

1. Houses don't affect rush results as much as people make it out to seem... I mean at the end of the day, are PNMs really basing their decision off what the houses look like? No.
2. Theta is not going "homeless" while their house is under construction. They will be using the German house as a swing house.
3. Theta and AOPi have "fallen" behind for other various reason... Don't get me wrong, both houses are GREAT. AOPi will be done building by the end of the year and Theta's going to start building this Spring. Both houses are going to be huge and the renderings are stunning.

I think that they were similarly ranked to a couple other houses (gphi, dg) and when those houses got bigger houses it gave them kind of an edge. Now there are been a couple years of rush that they have been recruiting just slightly better girls then theta and aopi and it’s starting to show. I’m a senior and when I started my house had already been built for a couple years. It helped us out a lot according to older girls

One possible correlation is the price of dues. If say AOPi and Theta's dues are just about as high as other houses, but they're still in a swing space or their old house, that can possibly affect return rates too. Maybe not as much, but it can

it's also about building a community. All things being equal, a PNM will likely choose a chapter for the sisters, not the physical structure of the house, but when it comes to Theta, there's a stark difference in the house, which can influence the experience of the day to day lives of the chapter. Not as many sisters living in, not getting the highly marketed "greek row" mansion experience, it can be a deterrent. If it's only for a year while construction happens, that's one thing, but if it's indefinite, I'd view it as a drawback. I know my sisterhood bonding improved so much when we had our house my sophomore year, because we could all hang out there together and it was a place to call our home.
