It's a toss up between a lot of different factors. Obviously grades and involvement are important... But so is the ability to be selective during rush, having cohesive pledge classes, etc. And there are a few houses that I didn't know where to put because they're trending down but not to the point where it's a significant shift in their rank.

Alpha Phi is a bottom tier house. NO hate... That's just how it is. They have awful grades, aren't too involved, and they take the most grade risks.

The great thing about having so many sororities with so many members, is that each PNM's "top" houses are different based on what they want. Just let girls find their home and be happy in it. If yours is different, good for you! One less PNM to compete with.

not the op but i think theta and gpb are on equal footing. gpb gets lot of northern party girls who are overseen by the other NR houses but theta has the upper hand in grades (and involvement and sisterhood but idk if that was taken into consideration).

Definitely not the top sorority here in any category other than possibly pageantry. But not even there. Miss AL is agd and there are a lot of dyw and teen something that requires a talent in axo and xo.

Okayyy guys. So yeah, I mentioned there were a few houses in weird places because they're either trending up or trending down but it hasn't been long enough for them to move significantly... So yeah, KD and AGD (and DDD a little) are trending down while PBP, ADPi, and DG (and ZTA a little) are trending up.

Also, these "tiers" aren't definitive. So just because I put PM in front of AXO doesn't mean I meant that PM is ~the~ top house... I just meant that all three of those houses are considered top to me and can be interchanged in terms of placement in that tier... Same with all the others in the other tiers.
