Why do Theta and AOPi not have nearly as big or nice houses as the other sororities?

They're right next to the stadium and zoning restricts their building dimensions. However, their new houses will be comparable, if not the same, square footage as all of the other houses. There would be too much blow back if they weren't allowed to build big enough to compete with other house

I don't understand why they both decided to stay. It's a good location but their houses are going to have to be alpha gam sized (like 30k square feet) instead of tri delt or gphi sized (like pushing 45k square feet). I would move in a heartbeat if it got me an extra 15000 square feet

Zoning does NOT restrict their building dimensions. The building between AOPi and Reese Pfifer Hall will be torn down, which will leave plenty of room for both to have giant houses.
One reason they're going last is because when all the rebuilding began in 2011, they had JUST completed extensive redecorating and remodeling.
And they're the closest spots to campus and the stadium. Those are primo locations.

Actually it does restrict them- neither house can go back any further, and they are not allowed to build any higher than they already are. So they're going to split the extra tiny bit of space from temple tut and that's it.

Actually the new AOPI house will be 5 stories, so comparable to the other new houses. I love people who aren't involved providing wrong info. SMH.

The new aoii house is going to be beautiful but unless they have two basements it's just not going to be five stories. Anyone who has seen the rendering could tell you that.

Both Theta and AOPi are in the process of rebuilding their current houses! AOPi is currently in one of the swing houses and Theta is currently in the process of developing a bundling plan. The only zoning issues they face is that they're not allowed to start construction until the football season is over. Once this football season is over AOPi and the house between them and Reese Phiefer will be torn down. Theta will have a completed plan by the Spring 2017 semester.

The location is awesome. When both houses are rebuilt and completed they will be sitting sweet.

Theta and AOPi are currently in the process of getting new houses! AOPi is in one of the swing houses right now because once this football season is over their construction will start and it's easier to have them already in that swing house than to have had them move into their original house the start of this school year and then move everyone out for the second semester. Theta has chosen an architect (Cole & Cole - who did KKG and who is doing DZ), and they're in the process of designing the house. There are no zoning restrictions except that neither house can build during the football season. Both of their lots are of considerable size, and they will both have extra space once the building between AOPi and Reese-Phiefer is torn down.
