Bottom line - no one gives a sh^t who used to be cool four years ago, who might come back within a decade, etc.
The fraternities you wanna join are the top and upper middles or else you're going to be in a fraternity thats either currently homeless/irrelevant or will be within the next year or two.

Phi Sig and Beta are average right now yeah but Beta is going to lose their house and probably all their rushees to Lambda Chi next semester. Phi Sig is losing their house at the end of next year. Perhaps Beta/PhiSig will figure it out and find another house to inhabbit but that's speculation and these are the current tiers
