honestly I feel like they’ve done alotttt of work the last few years. depending on who you ask, i feel like they could be considered a top house.

I don't have issue with DZ's improvement but the real test of a top house is their recruitment return rates and whether they fill their bid list from their first list. Three chapters do that routinely at A&M and DZ isn't (yet) one of them.

You must be an advisor… and old… the RFM report doesn’t list all qualities of a top chapter… get off Greek rank!!!

You don't have to be an advisor to understand Returns are the only way to see whether a house is really desirable or not. If a bunch of PNMs get cut by DZ right away this year, yep they're a top house.
