Do you want to be involved after you graduate? If so, how widespread are alumnae groups in the area you're planning to be in?
Which chapter's values align more with yours? This may not have come up in conversation, but you want to be in a chapter where the women value what you do.
Who do you more easily picture yourself spending late nights studying with? Do you see yourself turning to the women when you're down or need support? Which chapter provides the particular experiences (leadership,volunteering, etc) that you prioritize for your sorority experience?
Yes, the decision is ultimately yours. Pros and cons is less helpful in my opinion, because you're looking specifically for good and bad things to take note of. Instead, try to picture yourself in the sorority. Where do you feel the most at home?

Look around and see who the other girls are that are preffing those houses. These girls could be in your new member class and the group that will most define your sorority experience. If there are vast differences between the two, then ask yourself which new member class you think you would bond with. If there is a lot of overlap between the two groups, then you are going to be happy in either. Remember that your experience will be up to you no matter what. Whatever happens, throw yourself into your new house and don't look back! Buyer's remorse is unhelpful here.

Interestingly enough, both were founded at DePauw University in Greencastle, though Theta is older by several years. Theta was the first sorority founded at IU. Alpha Chi has a more “fun, young” vibe—most of them are from Indiana, especially the Indianapolis area. Theta is very legacy oriented—they love their daughters and granddaughters of older sisters.

Think about the philanthropy. Do either of the causes touch your heart more. What about the location of the house? It may seem insignificant but if you want to be closer to classes, it might matter. How much do you care about Little 5? Theta clearly has a great team. You have two great choices. Good luck!

This is a scare tactic from the competition. If you were asked to pref then you are on the bid list somewhere. Same with any house. If you weren't deemed a good fit you would not get as far as pref.
