i know there isn't one actual top house but which one is more desirable be in/considered better by frats etc.?

idk by frats, but pi phi is a million times more respected by everyone

Coming from a guys perspective
Alpha phi- hot mean girls easy to get with
Pi phi- hot girls more respectable
Chi o- some super hot some duds
Axo- some party but girls mostly smart and nice
Zeta- nice and pretty girls who party
Dz- easy to get with tho some dimes
Gphi- bros
Tri delt- pretty random group floats everywhere
