I mean they’re underrated now in their current house, so you’re probably not wrong. They beat won PiPhi last year in hoco vs SAE, and they’ve been sneaking up for a while. Probably will be like Kappa Sigma - people will see them as up there in ranks but just because of the house. Hope they do something great with it though.

Comparing Theta being mid even when they have a house on campus is not equal because every other sorority has a house on campus while only 3 fraternities do.
