why is zbt the "top frat"?

Honestly, everyone on campus says ZBT is the top frat.. Why are they any better than the other ones? Or is this just not even true.

From an unbiased point of view I think a lot of girls see ZBT as #1 because of the 4 top houses they have the most diversity. It seems lie 75% of their house are stereotypical frat guys but they also bid a lot of non-traditional theatre and art majors. They have guys from all over the country and internationally
