Differences in tier 1 houses

What’s the differences between all the tier one houses so I can get a better idea?
Houses I’m referring to: Pike, D Chi, Beta Sig

Why’s D Chi always ranked the highest?

If you would like to gather more information about the houses, I would just knock on the front door of each one. We’re usually very welcoming and would love to talk to rushes and maybe give you a house tour as well.
