delt and pikapp have better social relations (more mid sororitys), but aepi’s aren’t bad. all have strong brotherhoods, but i’m preferential to delt.

I give the edge to Delt on these 3 for decent social calendar and good brotherhood. Pi Kapp is a different vibe with huge new house, if that's important to you. AEPi is not similar to these houses in my opinion. Not saying AEPi is better or worse - just saying I don't think those 3 houses draw the same types of guys. There will be plenty of time to go to these 3 houses during rush and decide for yourself. I think you will see they aren't really similar, even though they typically share a line on the rankings.
