mid tier frats

Which house has the strongest brotherhood and nicest guys?
What are the thoughts on the mid tier frats like delt, kappa sig, pi kapp, chi phi
All of these seem pretty diverse, but I keep hearing that kappa sigma is Southern, is that true?
Also which frats have the nicest houses. I know pi kapp is getting a new one and theta chis is the biggest right now. But besides those? People have been saying that ZBT is already getting a house?

Been to most fraternities on row/campus and this is what I know
Delt: shows out to sorority philanthropies really well, but is known for being snobby and standoffish.
Kappa Sig: Only their older guys are really known as "southern." Their younger guys aren't as southern and know how to have a good time! Good brotherhood.
Pi Kapp: Great group of guys that care about brotherhood. and are really nice guys. A lot of sororities like them because they're genuine.
Chi Phi: Has a really good brotherhood. Their younger guys are a lot of fun. They're doing really well for themselves.

I love Kappa Sig! They're not southern at all! Haven't been to Pi Kapp or Chi Phi but I'm sure they're great too!

All these fraternities above have been improving hard recently, except for Delt because I don't see them with Theta Chi/KA yet.
