I'm not totally sure about Beta, but I know SAE used to be great, but now they're falling. People normally say it's because they're ruining sorority relations, and they act all pretentious, and girls haven't been having much fun at their parties.
In ranks there are a lot of things taken into account. ATO is tied for #1 with Sigma Chi because they're really facey, involved, and a certain amount of southern which girls like. Sigma Chi on the other hand is a lot more diverse with their guys, and a lot more low key, but they have more socials/parties than any other fraternity. They also have legendary date functions, ask any girl that has been to Sigma Chi's Biker Bash. Both are great fraternities.

ATO and EX have been top a lot longer than beta has, so i guess the "tradition" puts them slightly above beta - same gameday schedule, same socials, same homecoming pairings, etc.
For the same reason why ATO and EX are a little better than beta, is the only reason why SAE has ever been considered top for as long as they have. Their tradition as a top house is probably the greatest as UF, and that kept them relevant even when they probably shouldnt have been regarded as highly

Beta is kind of like your typical fraternity -- white preppy guys with some hipster/gym rat/soflo mixed in between
Phi delt is the opposite -- south florida gym rats with some white preppy/hipster mixed in

Beta and machi are both on the diverse side, in terms of vibes of guys, looks, etc (look at their recent pledge classes and their general feel). Phi Delt (more Miami,soflo) and ATO (more tampa, southern) both have the very similar type of guys in their respective fraternities. I'd say machi, beta and ATO in that order are more well rounded in most aspects imo

I see you asking a lot of questions Dan. Just wait until the rush BBQ and find out for yourself. Making your mind up about where you want to rush before actually meeting the guys can be a huge let down because they might not fit what you think, or you might not get a bid.
