I have seen pi phi, theta, and tri delt ranging from top tier to middle tier. Wtf are they?? Also what's the difference between pi phi and theta vibe wise

ddDDD is much better house the Phi( what ever ) and Theta. No comparison to the DDD.

ddd is upper top and theta is lower top. pi phi tends to be upper middle right above dz. pi phi i can see moving up, but dz's are notorious social climbers, and their tactics never work (like when they desperately ditched aepi this year for redneck ka).

ddd is hard to explain, but i would describe them as a whole as wealthy and stuck up. theta is very chill but can be catty. pi phi flies below the radar, but they have strong frat relations (lol) since their house is on frat row
