how binding is a housing deposit?

I just joined a sorority and the girls I'm currently friends with are trying to put down a deposit for a pass down house junior year. Only issue is that I have known some of the girls for a while and they are not nice. Do I wait it out and hope to find girls in my sorority that have room for me or put down a deposit in hopes of finding another house and switching then

Honestly the worst mistake is living with people that are hard to get along with so I would hold out bc there's still so much time to figure it out. Also it's really hard to find people to take your spot on a lease so I wouldn't recommend that.
