How do frats become “top tier”

Frats have they’re kinda “base ranking” depending on a few things like wealth, looks, how fun their events are and house (not as big a deal) . Every frat ever ( the last 15-20 years especially) has become moved up as other frats get suspended/kicked for example pike wasn’t top always until certain chapters got kicked in the late 2000’s .Ato became top tier once phi delt and phi sig got kicked . Theta chi became top tier officially when delt got kicked . Ato and theta chi were both top tier decades ago before they got kicked off the first time. And so on . The top tier fraternities from each of the last decades is completely different and frats get kicked and new ones come back , it’s just a big cycle.

Because a nice house doesn’t mean anything if you don’t do anything fun in it/the guys aren’t cool/ you don’t have enough money left to spend. If houses were more important frats like sigma pi, delta chi, Sae and sig ep would be top tier which is not the case at all.

Don’t listen to this dude, a nice fraternity house is a huge asset. The first thing people see is the house, it plays a big part. But obviously having a nice house doesnt automatically make you a good fraternity (look at delta chi) but it definitely makes a difference.

Look how triggered this guy is, overly using lol, then automatically jumps at sig ep all because someone said nice fraternity houses make a difference? Probably some weirdo fiji or someone else with a shack house. Need to relax my guy
