Chi Phi owns the property SPE is occupying. They're eligible to come back next year. Phi Psi are good guys but they don't have the membership to sustain the old XPhi house.

Think. Why would Delt sell their house and property? They might rent it for a while but Delt will be back and they want their home and location.
