what makes dz so bad?

They had an older house- that’s now changed. Their old house ( like all the old houses) would put other schools houses to shame.
They have meh grades- that’s still the same. Still better than some other schools houses, especially with 300 members!
They have an ok social calendar with ok frats- they do just fine with dates and date parties. Still quality guys in those houses.
They have more OOS girls than IS so they have higher turnover due to transfers and drops.
They have spring COB- honestly, not a bad thing but seems to be in UA sorority-land.

Every DZ I have ever met has been really nice and has been able to handle themselves socially ( I personally haven’t experienced anyone being sloppy or embarrassing) at darties and football pre-games. I’m in an OR house but I’m far OOS so I do see some at some University and better Jefferson frats.

DZ -- Don't take it personally. You are in good company with KD, PBP, and DDD. Just a troll going down the list hoping to get snarky responses.

PNMs -- DZ is a great chapter with a lot of fantastic members. It is not "bottom." There are no "bottom" chapters here.

DZ’s a great house, they’re all good. The only issue with them right now is that they have a lot less members than the other houses (besides alpha phi) which can be an indicator of different things.

Not a troll, I was just genuinely curious because everyone on this site argues over who is “top” but nobody argues when dz is on bottom. No need to be rude.

honestly they do have major issues with their sisterhood and the way exec handles chapter issues they pretty much don't have a democracy when it comes to social stuff they do have swaps but they're usually with Jefferson houses if they do have swaps with university frats a lot of boys don't show up naturally they are trying to change their image since they got a new house which is understandable but it really is a bunch of b.s they are pretty terrible

DZ is not bad at all. The DZ chapter here is strong. Yes, it has been stronger in the past. It has a lot of very strong members and they participate in everything on equal footing with the other houses. I look for them to have a good recruitment because they can rally with the new house (which is very impressive from the street). They have a good sense of who they are and tend to look for a balance between fun/party and involved/academic. So their members are usually pretty "balance" or well rounded. NO HOUSE HERE IS WEAK. There are just different options and different combinations of girls. DZ has traditionally been lower middle and I expect they will be back in that spot soon.
