Trust and believe, the new house helped a lot.

Great pledge class in 2017 rushed by a strong 2016 group. Lots of strong OOS girls who are overlooked by traditional top houses are changing the tide for NR houses.

I agree, they have improved! However, I don't think they're competing with the houses on the middle tier (ZTA, Pi Phi, ADPi). I would put them at the top, with AOPi, of bottom tier.

New house created the opportunity for BIG change (anyone who was there when they were in their old house knows how much they’ve improved in the last three years).
I think they also have a good mix of being fun but without trying as hard as houses like alpha phi or zeta to be a very specific image. I think (especially this year) they made girls feel welcomed and more at home than a lot of the houses they compete with

I think the new house has helped a lot but also the 2016 class was great and that's helped them improve their reputation.I lived with some girls from that house in Tut and know what houses they chose GPhi over. It's not just Pi Phi, girls are choosing them over other houses as well.

No majic. They worked to improve their recruitment as they built their new house. Generally PMNs like them more than many other mid/low houses during recruitment.

They’re not on the same level as Pi Phi yet. I’m assuming Pi Phi will get a great PC this year with the new house, and GPhi will do similarly to last year. They’re on the rise, but hardly the top of NR. (That’s ZTA, and possibly PBP if their pc this year is great.)

Gphi is def not on the same level as Pi Phi do you even go here?

I'm not so sure...and not because Gphi is that good but Pi Phi has struggled for two years. PiPhi has a better reputation today and has for years but I'm not as sure as others who think Pi Phi (with two consecutive weak years) will have the recruitment ability they had back in '14-'15. I think GPhi will continue to pull off another strong pledge class again!
