axo/phi mu -both have well rounded and smart girls and are very desirable - hard to say one is "top" over the other when both are the best at what they are known for
ddd - well rounded, but slightly less desirable than axo/pm
kd - desirable to instate girls, highly selective, lose out on some good pnms because they place high importance on connections, moving up in grades
kkg - attract a variety of girls, popular on campus
zta - very desirable to oor pnms, social and popular on campus, some problems with retention but that's typical of NR houses
agd - classy, focused girls, not as desirable as they once were because they're not as social as other OR houses, but their girls are smart and involved on campus
pi phi - fun mostly oor girls, good mix of smart and social girls
adpi - less desired, but draw a lot of decent in state and oor girls
dg - lots of good, smart girls, some less desirable pnms wind up here
aphi/gphi - both draw similar girls, aphi has had a lot reputation problems lately but they're still desirable to oor (particularly midwest) girls, gphi has a better rep but less social so I'd rank them about equal
aopi - lowkey house, stay under the radar for the most part, most girls don't consider them until they start recruitment, mix of a few smart, social, and some less desirable girls wind up here
theta/dz - dz got a bad rep but it hasn't really been relevant in years, pull similar girls to aphi but aren't as popular, thetas are less social/popular but are a bit more involved and smarter than dz

While DDD is well rounded and got a great PC this year, they’re not generally girls’ first choice of OR houses. It’s probably like

You also forgot Chi O. If you’re going to mention KD moving up in grades, as you should, Kappa also moved up significantly this fall, congratulations to both houses. I put the houses like that because DDD is well rounded but not AS desirable GENERALLY, KKG has one of the highest if not the highest rush return rates but isn’t as involved, KD gets lots of top in state PNMs and is desirable to them, same w XO but they’re most involved (struggle with OOR PNMs in particular).

What? A LOT of girls have DDD as their top choice every year and to say otherwise is just wrong. Although it certainly varies from year to year as to which sorority had the best return rate, DDD return rates are always among the very best. They especially knocked it out of the park with the lastest pledge class but they do well every single year.

PS -- on the OP forgetting Chi O, I would agree with putting them right after KD and Kappa.

Where Phi Mu loses out to alpha chi is how much more polarizing it is. Phi Mu is very popular during rush and lots of top girls love them, but a lot of girls are VERY off-put by them. I don’t think it’s a bad thing to draw a more specific type of girl, but alpha chi is more universally desired during rush.
And DG is definitely below APhi and GPhi. DG has some awesome girls but I don’t think people on campus really care about the house as a whole. APhi and GPhi have some PR/ grade problems, but they are more popular during rush (a recent change for GPhi) and have more fun, outgoing girls than DG.

GPhi and APhi are not really the same. Both need to improve grades but the girls in GPhi seem classier and more independent. They also have a variety of girls and sisterhood seems really good. APhi pulls mostly hot partiers but not necessarily classy girls and they have many reputation risks. In a nutshell, I see APhi on the decline and GPhi on the rise. Other than that I agree with OP.

AXO is very average other than on grades, which makes them almost neurotic. Phi Mu, Tridelt are both much much more we’ll rounded.

AXO/PM: Same as always
Kappa: 17 not as good as 16 but still trending upwards / DDD: Huge jump in 17
KD: slowly moving up to Kappa/DDD with better OOR but still slowly
XO: Too focused on their Southern clique - will be in the same situation as KD circa 2014, trending down / AGD: same deal - trending down as well but sharper than XO.
Zeta: Slowly trending up
Pi Phi: Steady if not trending a little down
ADPi: Same / APhi: Sometimes up, then down really hard, they end up in the same place in the end
GPhi: Trending up / DG: Same
AOPi: Same / DZ: Trending down / Theta: Same

I don’t see DG on the rise. At best they are staying the same, and when AOPi and DZ having new houses next year they will take a big hit. GPhi’s rise in popular has, at part, come at DG’s expense, and I don’t see them going up from here.

pretty sure when she says "same" she means the house isn't moving up or down. not same as the previous house she talked about. I don't think she meant DG is moving up

I only said dz does. they pull similar girls that are less social/popular than aphi girls
