Enough with this petty arguing over 4 or more tiers. Two is enough. Either your house is desirable, or it's not.

Bottom (alphabetical order)
ADPi, APhi, AOPi, DG, DZ, GPB, KAT

Everything isn't black and white like this. You honestly have to have a THICK head if you think that only a handful of houses here are "desirable" while the others aren't. People like different things and I can honestly tell you that not everything falls into specific categories...

2 tiers is dumb there's at least 3: Top, middle, bottom. Anything less is just unrealistic.

like two tiers because it splits between those that are good "gets" in terms of bids and those that are not aspirational bids.
