Top: Kappa kd chi o
Upper Middle: axo alpha gam phi mu
middle: tri delt Zeta pi phi alpha phi adpi

KD hasn't been top since the 80s...they kept taking less and less desirable girls. Honestly, the ones from my hometown are the reason no one pledges there.
It's an attitude problem and a laziness one. They want to party. There are some quality girls in there but they are frustrated and the minority. KD eventually got overtaken by Chi O and DDD.
Then what happened, DDD started taking some very wild girls and a lot who just don't care.. so the top girls went to alpha chi and alpha gam which had always had good girls.
Chi O is still very good but something just seems off to me. Maybe I am wrong. Phi Mu is pretty but not appealing to me.
If I were going through rush up to 1980, I would look at KD, Kappa and DDD. Since then, it is axo, and chi o if you want the old row status with substance.

aopi is more along the lines of DG and Gamma Phi. I would put alpha phi next to adpi if anything

@TODAY has nailed it pretty much. This all assumes we accept old row makes somebody better right off the bat. I don't think it is a true thing to just assume a house like KD is above a house like Pi Phi or ZTA, but the KD brand does have a following at the country clubs in mobile, bham, mont and hville, so it is probably right to keep them at the bottom of old row and keep the top of new row next after that.
