Oh my dear old aunty: If you live in B-ham and only know people whose grandmas knew your grandma, you might think that. But to people who actually go here, things are changing fast. We look at where the girls that all the houses want go. And increasingly it's not to the houses you think are top tier. It should make things better for you because your daughter and her friends can more easily get into your idea of the best houses because the real truth is that those houses are getting cut by the real top girls.

several middle or lower tier houses are improving a lot. They are benefiting the most from the amount of OOS students rushing, and as more and more girls rush the quality of girls the lower tier houses get is better than ever because they're able to cut girls that they might have been stuck with in years past. IMO the ones trending up the most are probably Zeta (arguably top of new row now), AOPi, DG, and Gamma Phi.

I agree GPhi is probably rising the most over the past couple of years. They are no longer rock bottom and are either top of bottom or lower middle now. They have traveled a pretty good distance. This past recruitment they did not really pull any major surprises, but they had a class sort of like one you would see out of ADPi. They are not at ADPi's level, but they are pulling girls that are similar to those. Both are very solid. The story also this past recruitment, to me, was that some of the more traditionally strong houses lost some top pnms to houses like PiPhi, ZTA and APhi.
