The "Real"/connected/historical Jefferson Houses are:
ZBT / DX / DTD / LXA / KS
SAE used to be above Phi Gam, other than that not much movement. The only "Old Row" house that's not above the "New Row" houses is Phi Delt. The New Row ranking is cloudy and shifts depending on the year. Sigma Chi dropped since my Freshman year, but they're still relevant and cool.
Ultimately you'll have a good time with any house here but there's a clear difference from 1 to 16.
If you haven't been to campus yet there's University Ave houses and Jefferson houses. The Jefferson houses are smaller (physical size) and less popular due to their location, however the houses listed have the financial resources, alumni, SGA influence, parties (at least 2 noted major band parties per year) etc. to make them "relevant".
It's worth noting Sig Ep, currently one of the nerdiest and weirdest fraternities on Jefferson, will be moving to University once KA vacates their current house for their new one, however it will probably take several years for them to shed their outcast status, get in shape financially, and recruit cool guys.
As far as qualifying to join, if you aren't at least "Southern" meaning from former Confederate states and within a day's drive of Bama you probably can't join an "Old Row" house, however all New Row houses are open to you.

I would stay away from DKE, they are dying nationally with more closed chapters than open ones. It is only a matter of time before DKE shuts it's doors nationwide. Their few open fraternities are mostly in the south and they all will soon become irellivant before shutting down for good.

What's up I know you're a troll but I just thought I'd clarify the facts about DKE for some of the kids reading the site. I'm not affiliated with DKE in any way and kind of dislike most of the DKEs I've met but anyway.
The reason DKE is important is if you look through Bama history look at just about any big politician...he was very often a DKE. I'm not sure how things stand today especially given that the republicans have taken over on the state level and the old DKEs were mainly democrats but I imagine they've adapted and switched parties.
The whole point is that DKE is an Alabama institution, this is truer for DKE than any other house. I remember when the current DKE house was reopened after a remodeling there was a big to-do in t-town and nick saban himself was there. That wasn't the case for a lot of the other houses that got put up the last few years. Their house is directly across from the stadium doors.
So I guess just those intangible factors are generally why most Greeks kind of give the top recognition to DKE in terms of "rank."
However in the sense of money, looks, parties, etc arguably DKE isn't necessarily the best. There's plenty of houses who compete with them in that regard, but in terms of who's on top in an intangible sense it's DKE.
