The "Real"/connected/historical Jefferson Houses are:
ZBT / DX / DTD / LXA / KS
SAE used to be above Phi Gam, other than that not much movement. The only "Old Row" house that's not above the "New Row" houses is Phi Delt. The New Row ranking is cloudy and shifts depending on the year. Sigma Chi dropped since my Freshman year, but they're still relevant and cool.
Ultimately you'll have a good time with any house here but there's a clear difference from 1 to 16.
If you haven't been to campus yet there's University Ave houses and Jefferson houses. The Jefferson houses are smaller (physical size) and less popular due to their location, however the houses listed have the financial resources, alumni, SGA influence, parties (at least 2 noted major band parties per year) etc. to make them "relevant".
It's worth noting Sig Ep, currently one of the nerdiest and weirdest fraternities on Jefferson, will be moving to University once KA vacates their current house for their new one, however it will probably take several years for them to shed their outcast status, get in shape financially, and recruit cool guys.
As far as qualifying to join, if you aren't at least "Southern" meaning from former Confederate states and within a day's drive of Bama you probably can't join an "Old Row" house, however all New Row houses are open to you.

I would stay away from DKE, they are dying nationally with more closed chapters than open ones. It is only a matter of time before DKE shuts it's doors nationwide. Their few open fraternities are mostly in the south and they all will soon become irellivant before shutting down for good.
