Based largely on the property and location. ChiPsi is the exception of having an elite setup but being right on campus. Other top tier darty houses are removed from campus and hidden from cop drivebys. Also included some suspended, recolonizing, and flat-out dead frats to keep it more interesting.

Just look up DX on google maps, they have no backyard. They probably have 1/15 the yard space of Llenroc and ChiPsi lol. PhiTau's side yard is pretty good though and tucked away from the main road. DX has views and a good porch which somewhat makes up for the lack of space. Either way, the knoll is heavily overrated.

you can barely host a 1-on-1 mixer in DX's yard, whereas Llenroc, ChiPsi, and SigNu could host 1000+ person concerts

They have a yard. A couple years ago they had a yung gravy host a slopeday pre concert in their yard.
