what does it take to get into top tier?

What does it actually take to get into top tier like Pi Phi or GPhi?? I thought I was in good shape, smart pretty funny skinny good GPA. Are legacies and donations absoloutely necessary??

A hot boyfriend in a good house helps too. Or a sister or cousin that recently graduated that everyone likes and knows you throug them And just pure luck. Note, every house including "top" are know to have pretty girls who are absolutely psycho or have issues. All it takes is a new good pledge class to move any house up.
