how do top tier frats decide who to invite back

Depends on the house. The 1st tier usually cherry pick most of their guys in advance, so it’s harder to get in. 2nd tier and 3rd it’s easier you just show up and have to match what they’re looking for. 4th and 5th tier (the upper middle tier) is similar in quality to top but less douchebags and more diversity; You still have to match what they’re looking for though. Below 5th is a bunch of odd little fraternities that have terrible parties and no social skills.

as a freshman me and my friends only rushed pretty much tiers 1-3 and we didn't get bids. Maybe you guys reading this are cooler than us idk. But the point is... rush every house you can. The more the better chance you won't be stuck being a geed while your friends are in houses.

These should honestly be the only houses you try for. All will give you the same experience just at different levels of attraction.
TOP TIER (Best Socially)
1. D Chi(-), Pike(^), Sig Chi(v), Acacia(^)
2. Sig Ep(^), ATO(^),Lambda(-), AEPi(^)
3. DU(^), TKE(^), PhiPsi(^), Phi Who(^)
UPPER MIDDLE TIER (Great Socially)
4. AGR(^), TDX(^),Sig Pi(-), FIJI(^)
5. AKL(^), Kappa Sig(^), Skulls(^)
Below this it’s not worth it. Honestly idk if skulls really counts, but give em a try I guess.

Give every house on that list a try maybe even some below of that. As a junior I gotta say that don't worry too much about the tiers here. Pretty much every house in 2-5 have moved up a little bit since 2017. Some have even moved up 2 or more levels. The way houses are getting kicked here and there switches up greek life quick. Just find people that you like to be friends with that can provide a reasonable fun experience.

The top tier houses get about 400-1000 guys at thier zone days. You definitely need to show up to upper middle tier houses or you’ll end up not getting in anywhere.
