How long will it take ATO?

1 - 2 years is hella optimistic even with a top tier house. Best case scenario they get a mid tier house 15 to 20 min off campus in the first 2 or 3 years that houses at least 35 bros after renovations.
Even then they will rely heavily on name recognition and alumnus support so it won't be easy. They have a lot of legacies come through every year because they bid a lot of guys back on the day which works in their favor.
Bad part is they have no all on house rules and other nationals rules they need to contend with. Good news is that sigep, ox, beta and SX all have the same rule and get around it so it won't be too bad.
Imo it will take a solid decade at the latest to 5 years before they are top again.

Reality is that history and prestige no longer matter in Greek like at fsu, if you don’t have a desirable house or housing location. You won’t be great on our campus. Until they’re able to use the money they have to figure out a somewhat ideal situation, they’ll be another lamda chi/zbt/phi delt

Not to argue but Lambda’s Phi Delt’s houses still exist in what used to be Heritage. Either of those houses would catapult a traditional frat like Lambda or Phi Delt up to top tier. SPE was lucky to find a good lot just off csmpus. It faces a huge parking garage wall but it’s a beautiful house.

Lamda Chis and Phidelts houses in heritage still exist but lamda chis was bought by a private group after they couldn’t continue their mortgage payments bc the chapters they’d rent to would keep being kicked off. Phi delts house will soon be delta chis with them officially ending their lease to own contract next year. Lamda chi is “supposedly” being allowed to rent the front portion of their old house next year, but they aren’t allow to throw there or tailgate there. Obviously both houses would rocket a chapters status but one is privately owned and not looking for an entire frat to take it over, and the other has the previous owner no longer interested in it whether it’s because of how their chapter evolved while at that location or because of the evolving college town area that expands housing options

Your message is hard to read. Did you mean “no alcohol in the house”? Sig Ep and Phi Delt have that rule and their nationals enforce it. Didn’t know about the others. Hard to believe TX has a no alcohol policy. They’re all about alcohol.
