Heritage is dead

Is pike really still “top tier”. The short answer is yes but with absolutely no one and nothing going on in heritage, how good are they really? They obviously still have the best house and most active brothers that are cool for the most part but with the lack of brother hood and people not wanting to leave collegetown they aren’t really top tier. Nobody showed out to their events this past year and I don’t blame them. No one wants to pay for an Uber all the way over there just when there are better parties and just as good guys on college ave and in college town

You really seem desperate to bash Heritage. Three of the best fraternity houses in Florida are located there, and as soon as Lambda Chi and Phi Delt come back, they will occupy them.

I don't know how it works? You're an idiot. The lambda Chis and the Phi Delts own those houses, and they are being rented until the LXAs and PDTs come back. Lambda Chi and Phi Delts were two of the giants of the FSU fraternity system. No offense toward Sigma Pi or Delta Chi but they don't have the financial or alumni strength to purchase those houses.
