Last chapter to build a new house = less interest from PNMs = lowered ability to be selective during rush. It absolutely correlates. When gamma phi built, for example, the only other new row chapters with new houses were DG and ADPi (and technically alpha phi, only shortly before, but Gphi was already building). It gave them a huge boost and it’s the exact opposite for theta. It’s unfortunate that theta had to go last instead of maybe an old row house, but that’s just the way it worked out with their very recent remodel. And let’s be honest none of the old row houses would have never let that happen.
