Honestly I’ve always thought a HUGE part of what separates top and bottom houses is how selective they are able to be during rush, regardless of the quality of girls they end up with. Theta has indisputably great girls, but they are NOT popular during rush (in large part because of the small house honestly) and a lot of girls do not end up there because they chose it. Of the bottom houses, theta has the beat grades and they also have very involved, genuinely nice girls. I think their new house will be a huge turning point for them, but until then they will have a really difficult time during rush and they will stay at the bottom.
