I'm in a different new row house but I really don't see Theta being lower than DZ. Neither of them are most people's first choices going in but Theta has the grades, the campus involvement, and a noticeably stronger sisterhood just in terms of sisters hanging out with each other. Every DZ I know only hangs out with girls from other sororities including my own. I guess this could just be my personal preference but I genuinely don't understand why AOPi, DZ, etc are always ranked as higher than Theta on this site. IRL I feel like Theta definitely gets more credit.
