if you get a bid from theta, accept it and experience their sisterhood. With 2800 pnms rushing you would be LUCKY to receive a bid from them. They picked YOU to be their sister, top tier or not. If you don't understand the weight of that statement then you shouldn't be rushing in the first place. Theta is always seen at the bottom because 1. they're not machine-affiliated 2. They're going to be the last house without a new house 3. Guys don't think they're the best looking 4. someone has to be the bottom.
