XO could pay the breakage fee to the university which will be minimal because the university has a housing shortage right now due to the mold and still come out ahead financially. Also, if there are girls who inquire about transferring and re-affiliating over the summer, you know they will be welcomed with open arms regardless of which chapter they are coming from. Getting women to move in after break in January will still be a financial bonus for them. You can break an apartment lease if you find someone to sublet your spot. I don't think XO is hurting for money. I know that Tri Delta could have left their house empty for a whole year and still had the money to pay the bills.
