Phi delt has been very insecure since losing the compound to irrelevant off campus fraternities and a sorority. Getting this house doesnt even come close to making up for it despite it being ok. In all seriousness though phi sigs bamboo is better in my opinion, and id probably take the phi sig pier over the garage phi delt has too.
